Market Ready Turn does the six-phase turnover today. Here's what we're building on top of it, and what the Portfolio Plan is for.

We don't put dates on a roadmap, because we'd rather build the thing a customer actually asked for than hit a date we invented. What's below is grouped by how settled it is β€” what's next, what's planned, and what we're still working out. Some of it will change. If one of these is the thing standing between you and a decision, tell us, and it moves up the list.

Two of these are not new judgment β€” they are judgment you already have, pointed somewhere new. The AI that grades a turnover already rates finished work and reads a problem the moment it is reported. What we're building is the way for your vendors and tenants to reach it. Those items say so.

One loop, not three features β€” the request, the work order and the status all live in the same place.
The AI already does this

Your vendor marks it done. We tell you whether it actually is.

The same AI that grades a turnover's findings reads the vendor's completion photos and rates the work standard, substandard or incomplete β€” with its reasoning attached. Not a status change. A second opinion.

This runs in Phase 3 of every turnover today. What we're building is the vendor portal that points it at their work as they close it out.

Work orders as living records

Today a work order is a generated PDF β€” accurate, branded, and gone once it's sent. Next it becomes a record you can open, assign to a vendor, track and close, with its status visible on the dashboard beside the turnover it belongs to.

Scope changed? Re-sync the work order

When a repair is added or dropped after a work order has already gone to Rentec, push the updated sheet to the same work order instead of creating a second one β€” so the vendor is never holding a version you've moved on from.

A free companion app for the vendors you already use: the work order lands with them, they see the photos and the punch list, and they mark it done β€” so the status on your dashboard comes from the person doing the work instead of a phone call.

A portal for your tenants

A tenant sends a photo and a sentence. You get a severity rating, a proposed fix, and the trade to send β€” before anyone has looked at it. They can follow what happens next without calling you.

That review runs on every inspection finding today: severity, tenant damage versus fair wear, the recommended repair, and the trade on the work order. What we're building is the way a tenant reaches it.
